Questions
Buying a shed or barn near Lake Dallas
Answers about local rules summarize published city and county information and aren't legal advice.
Does Lake Dallas require a permit for a shed?
Yes, according to the City of Lake Dallas. Its Development Services FAQ, summarizing Chapter 122 of the city code, says the owner obtains a Residential Building Permit before an accessory structure is built or placed, and structures under 120 sq ft are not charged a fee. The city's permit page says plan review for accessory structures can take up to 10 business days. Contact the Permit Technician at (940) 497-2226 ext. 402 or permits@lakedallas.com.
Does a backyard building in Lake Dallas have to match my house?
The City of Lake Dallas FAQ says accessory structures need to be compatible with the main house in roof pitch, articulation and color. Matching siding and roof colors to the house can help with plan review.
How far is Lake Dallas from your sales?
About 5 road miles from our Corinth sales lot, roughly 10 minutes by car. We include delivery details with your quote.
Which ZIP codes and communities around Lake Dallas do you deliver to?
We deliver to the Lake Dallas ZIP code, 75065, and nearby communities including Hickory Creek, Corinth, Shady Shores, Highland Village, and Little Elm. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
What size shed should I get for a Lake Dallas property?
Start with what you will store. Tape out the footprint at full size, set your largest items inside, and leave room for the door path. Our online designer shows every size and style we offer.
How do I get my Lake Dallas property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.
Can I finish a building as an office or hobby room?
Many owners finish cabin shells and workshops as offices, studios, or hobby rooms. Adding electricity or plumbing can bring extra permits, so check with the city or county before you start.

County and city requirements for the Lake Dallas area
Inside Lake Dallas city limits: The city's Development Services FAQ, which summarizes Chapter 122 of the Lake Dallas Code, says the owner gets a Residential Building Permit before building or placing an accessory structure. Structures under 120 sq ft are not charged a fee. The FAQ says residential side and rear setbacks are 5 ft, accessory structures are not allowed in front yards, and setbacks follow Sections 122-578(b) and 122-606(2). The maximum height in residential districts is 15 ft (24 ft for accessory dwellings). Main and accessory structures together may cover at most 30% of the rear yard (Sec. 122-743(d)). The FAQ also says accessory structures need to match the main house in roof pitch, articulation and color. Permits go through Development Services at City Hall, 212 Main Street, Lake Dallas, TX 75065, (940) 497-2226 ext. 402, permits@lakedallas.com.
Outside city limits (unincorporated Denton County): Denton County requires a Development Permit for any improvement to a property, applied for before construction through the county's Civic Access portal with a site plan showing existing improvements and any septic system. Its pages don't list an exemption for small sheds, so check with Development Services at (940) 349-2990 before delivery. In a flood zone, a finished-floor elevation certificate is required after construction. New or changed driveway entrances need a culvert/driveway permit, and county roads have a 60-foot right-of-way (30 feet each way from the center).
Adding plumbing? Septic (OSSF) permits come from Denton County Public Health's Environmental Health Division at (940) 349-2920, starting at $310 for a new system.
