Questions
Buying a shed or barn near Oak Point
Answers about local rules summarize published city and county information and aren't legal advice.
Does Oak Point require a permit for a shed?
Yes, according to the city's "Do I Need a Permit?" page, which says a permit is needed before construction begins on accessory buildings, including sheds, workshops, barns and storage buildings. The page lists no small-shed exemption. Permitting can be reached at 972-294-2312 ext. 101.
Can I put a barn or shed on an Oak Point lot before the house is built?
Sec. VIII of the zoning ordinance says accessory structures are not allowed on property zoned RE-5, RE-3, R-1, R-2, R-3X, R-4X or MHRX without the primary structure in place unless the Board of Adjustment approves a special exception, and an accessory building built alongside a new home cannot advance beyond the home's construction.
How far is Oak Point from your sales?
About 13 road miles from our Corinth sales lot, roughly 25 minutes by car. We include delivery details with your quote.
Which ZIP codes and communities around Oak Point do you deliver to?
We deliver to the Oak Point ZIP code, 75068, and nearby communities including Little Elm, Cross Roads, Providence Village, Lakewood Village, and Denton. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
Can I customize my building?
Yes. Sizes, colors, doors, windows, and add-ons vary by model. Try options in our online designer, or tell us what you need and we will match you with the right model.
How do I get my Oak Point property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.
Can I finish a building as an office or hobby room?
Many owners finish cabin shells and workshops as offices, studios, or hobby rooms. Adding electricity or plumbing can bring extra permits, so check with the city or county before you start.

County and city requirements for the Oak Point area
Inside Oak Point city limits: The city's "Do I Need a Permit?" page says a permit is needed before construction begins on accessory buildings, which it defines to include sheds, workshops, barns and storage buildings, applied for through GovWell. The zoning ordinance (Exhibit 14A, Sec. VIII) requires a Board of Adjustment special exception for any single accessory building over 600 sq ft under roof on lots under one acre, or over 1,200 sq ft on lots of one acre or more, and limits single-family lots to two accessory structures up to 5 acres and five on 5 acres or more. Sec. VIII also sets a minimum 6:12 roof pitch, calls for metal, masonry or other weather-durable exterior materials in neutral or muted colors, and allows side and rear setbacks to be reduced to 5 feet for prefabricated sheds not over 10 feet tall; the district table lists a 15-foot height limit for accessory buildings such as garden sheds. Permitting: City of Oak Point, 100 Naylor Road, Oak Point, TX 75068, 972-294-2312 ext. 101.
Outside city limits (unincorporated Denton County): Denton County requires a Development Permit for any improvement to a property, applied for before construction through the county's Civic Access portal with a site plan showing existing improvements and any septic system. Its pages don't list an exemption for small sheds, so check with Development Services at (940) 349-2990 before delivery. In a flood zone, a finished-floor elevation certificate is required after construction. New or changed driveway entrances need a culvert/driveway permit, and county roads have a 60-foot right-of-way (30 feet each way from the center).
Adding plumbing? Septic (OSSF) permits come from Denton County Public Health's Environmental Health Division at (940) 349-2920, starting at $310 for a new system.
