Questions
Buying a shed or barn near Highland Village
Answers about local rules summarize published city and county information and aren't legal advice.
Does Highland Village require a permit for a shed?
According to the city's Building Permits and Inspections FAQ, all accessory buildings, storage sheds included, require a permit, with no size exemption listed. The city's "Do I need a permit for that?" page adds that accessory buildings over 200 sq ft must meet the zoning ordinance's masonry requirements. Building Inspections can be reached at (972) 899-5093.
Does a city permit in Highland Village override my HOA's shed rules?
No. The city's FAQ says deed restrictions and HOA requirements may supersede city requirements and that the city does not enforce HOA restrictions, so HOA approval is a separate step from the city permit.
How far is Highland Village from your sales?
About 6 road miles from our Corinth sales lot, roughly 15 minutes by car. We include delivery details with your quote.
Which ZIP codes and communities around Highland Village do you deliver to?
We deliver to the Highland Village ZIP code, 75077, and nearby communities including Flower Mound, Lewisville, Copper Canyon, Double Oak, and Corinth. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
What size shed should I get for a Highland Village property?
Start with what you will store. Tape out the footprint at full size, set your largest items inside, and leave room for the door path. Our online designer shows every size and style we offer.
How do I get my Highland Village property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.
Can I finish a building as an office or hobby room?
Many owners finish cabin shells and workshops as offices, studios, or hobby rooms. Adding electricity or plumbing can bring extra permits, so check with the city or county before you start.

County and city requirements for the Highland Village area
Inside Highland Village city limits: The city's permit FAQ says "All accessory buildings require a permit," and its zoning ordinance (Sec. 34.1) allows accessory buildings only on a lot with an existing main building. Sec. 34.1.A says an accessory building may not sit closer to the front property line than any part of the house, generally must be at least 5 feet from side and rear lot lines (buildings within 10 feet of the house follow the house's side and rear yard rules), and may not be on, over, or within any easement. Sec. 34.1.B caps an accessory building's footprint at the greater of 5% of the lot or 500 sq ft, refers height to the zoning district standards (Secs. 15-28), and says fully enclosed accessory buildings over 200 sq ft must meet the masonry requirements of Sec. 30.2.A.1. Building Inspections: 1000 Highland Village Road, Highland Village, TX 75077, (972) 899-5093.
Outside city limits (unincorporated Denton County): Denton County requires a Development Permit for any improvement to a property, applied for before construction through the county's Civic Access portal with a site plan showing existing improvements and any septic system. Its pages don't list an exemption for small sheds, so check with Development Services at (940) 349-2990 before delivery. In a flood zone, a finished-floor elevation certificate is required after construction. New or changed driveway entrances need a culvert/driveway permit, and county roads have a 60-foot right-of-way (30 feet each way from the center).
Adding plumbing? Septic (OSSF) permits come from Denton County Public Health's Environmental Health Division at (940) 349-2920, starting at $310 for a new system.
