About Seven Points
Sheds and barns for Seven Points-area properties
Seven Points is named for an intersection where seven roads meet: two state highways (three directions), a farm-to-market road and three county roads. The city lies mostly in Henderson County, with a small part extending north along SH 274 into Kaufman County; SH 334 leads east across Cedar Creek Reservoir about 4 miles to Gun Barrel City. TRWD's Tom Finley Park on Cedar Creek Lake is a public day-use waterfront park with an ADA boat ramp, a swimming area and picnic spots.
Our Corsicana yard is about 39 road miles away, so we deliver storage sheds, lofted barns, workshops, and cabin shells to Seven Points on our own trucks.

Questions
Buying a shed or barn near Seven Points

Does a building on a Cedar Creek Lake lot need a TRWD permit?
According to the Tarrant Regional Water District's Cedar Creek Lake Improvement Permit Guidelines, a TRWD permit is required for any structure, fill or excavation at or below elevation 325.00 ft msl. TRWD holds a flood easement between the 322.00 ft conservation level and 325.00 ft. TRWD's Cedar Creek Lake non-emergency line is (903) 432-2814.

Should I choose a lofted barn or a storage shed?
A lofted barn adds overhead loft storage for seasonal or bulky items. A storage shed keeps everything at floor level, which suits things you use every week. Compare both in the designer before you choose.

County and city requirements for the Seven Points area
Inside Seven Points city limits: The city doesn't publish shed rules online. Its Permits and Applications page says to contact City Hall or the City Secretary's office for a permit. The city's online ordinance index refers to a zoning ordinance (Ordinance 272) but does not post accessory-building rules, and the city notes that the official versions of its ordinances are kept by the City Secretary. City Hall is at 715 S. Seven Points Drive, Suite D, Seven Points, TX 75143, (903) 432-4610, Monday through Friday, 8 a.m. to 5 p.m.
Outside city limits (unincorporated Henderson County): Henderson County's Development & Floodplain Administration Office handles plats, replats and general land development outside municipalities, and it administers the floodplain. The county's Flood Damage Prevention Ordinance (approved March 2, 2010) applies to FEMA special flood hazard areas and calls for a Floodplain Development Permit there; the county says a floodplain assessment is required when development is planned in the Special Flood Hazard Area. The office's development questionnaire also asks about 911 addressing and new or modified septic systems. On-site sewage facility (septic) permits go through the county's Septic Inspector (903-257-9057). The Development Office is at 100 E Tyler Street, Room 302, Athens, TX 75751, 903-677-7242. On Cedar Creek Lake, the Tarrant Regional Water District's guidelines say a TRWD permit is required for any structure, fill or excavation at or below elevation 325.00 ft msl, where it holds a flood easement above the 322.00 ft conservation level.
