How do I get my Richland property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.
Can I finish a building as an office or hobby room?
Many owners finish cabin shells and workshops as offices, studios, or hobby rooms. Adding electricity or plumbing can bring extra permits, so check with the city or county before you start.

County and city requirements for the Richland area
Inside Richland city limits: The city's Building Permits & Inspections page covers building permits, inspections and plan reviews and posts a Building Permit Application. The zoning chapter of the Code of Ordinances (Chapter 12, Division 20 use table) lists an accessory structure under 15 ft tall or under 200 sq ft as permitted in the Residential district, and one over 15 ft tall or over 200 sq ft as needing a Special Use Permit there (it is permitted outright in the Commercial district). The Residential district table lists minimum setbacks of 15 ft front, 5 ft interior side, 10 ft street side and 10 ft rear, with a 30 ft height limit. Sec. 3.509 exempts portable storage sheds moved on trucks or trailers from the house-moving article's bond, fee and daylight-hours rules, but not its other provisions. City Hall: 103 W. Main St., Richland, TX 76681, (903) 362-3707.
Outside city limits (unincorporated Navarro County): Navarro County's published rules don't list a building permit for sheds or barns, and detached sheds don't get their own 911 address. The exception is the Richland-Chambers lakeshore zoning area (within 5,000 ft of the lake), where accessory buildings need a specific use permit and are limited to 120 sq ft with electricity only. Floodplain sites need a floodplain permit, culverts in county right-of-way need a $250 permit, and county fees double if work starts before permits are issued. Planning & Development: 903-875-3311.
Adding plumbing? Every septic (OSSF) system needs a $600 county permit and a licensed installer.
