Questions
Buying a shed or barn near Princeton
Answers about local rules summarize published city and county information and aren't legal advice.
Does Princeton zoning apply in the ETJ?
No. The city says only its subdivision regulations apply in the two-mile ETJ. Collin County handles development permits there, with an ETJ Verification form from the city.
How far is Princeton from your lot?
About 44 road miles straight east on US-380 from our Corinth sales lot, roughly an hour by car. We include delivery details with your quote.
Which ZIP codes and communities around Princeton do you deliver to?
We deliver to the Princeton ZIP code, 75407, and nearby communities including Climax, Altoga, Culleoka, Branch, and Lowry Crossing. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
Can I customize my building?
Yes. Sizes, colors, doors, windows, and add-ons vary by model. Try options in our online designer, or tell us what you need and we will match you with the right model.
How do I get my Princeton property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.
Can I finish a building as an office or hobby room?
Many owners finish cabin shells and workshops as offices, studios, or hobby rooms. Adding electricity or plumbing can bring extra permits, so check with the city or county before you start.

Shed permit rules around Princeton
Published city and county rules for the Princeton area, with links to each office.
Princeton's rules exempt one storage building of 120 sq ft or less with no permanent power; the city lists larger buildings as needing a permit. In the ETJ and county, Collin County requires a development permit.
Not sure which rules apply to your address? Call us and we will point you to the right office.
Rules last checked September 2026. This is a summary of published city and county rules for general information, not legal advice. Rules change, and HOA rules or deed restrictions can add more. Confirm with the city or county before you buy.
County and city requirements for the Princeton area
Outside city limits, including the ETJ: Collin County has no zoning in unincorporated areas, but it requires a Development Permit for projects that add footprint to a parcel, and it names barns and storage buildings as examples. Apply through the county's Citizen Self-Service Portal. Properties in a city's extraterritorial jurisdiction (ETJ) still permit through the county, and new construction there also needs an ETJ Verification form signed by that city. The county notes that review can take up to 30 days, so apply before you schedule delivery.
A few county rules worth knowing: structures can't be built in drainage easements, residential structures aren't allowed in the floodplain, and addresses are only assigned through permitting. If the building will connect to septic, the on-site sewage facility (OSSF) review runs through the same development permit. Collin County Development Services is at (972) 548-5585.
In Princeton's ETJ: the city's ETJ covers land within two miles of city limits. There, only the city's subdivision regulations apply: it reviews subdivision, stormwater, utilities, and driveways, but not zoning or land use.
Inside Princeton city limits: the city's permitting page says accessory structures, including sheds, require a building permit. The zoning code exempts one storage building of 120 square feet or less, no more than 15 feet tall, with no permanent power, placed at least 10 feet from the house. In residential districts, detached accessory buildings go in the side or rear yard, at least 8 feet from side lot lines (20 feet next to a side street) and 10 feet from the rear. They can't be taller than the house, need foundations designed by a professional engineer, and must use exterior materials similar to the house. Shipping containers aren't allowed. In the agricultural district, barns and equipment sheds may cover up to 10 percent of the tract, with a city permit. The code isn't fully consistent, so confirm with Development Services at 972-736-6169, option 4.
