Should I choose a lofted barn or a storage shed?
A lofted barn adds overhead loft storage for seasonal or bulky items. A storage shed keeps everything at floor level, which suits things you use every week. Compare both in the designer before you choose.

County and city requirements for the Blue Ridge area
Outside city limits, including the ETJ: Collin County has no zoning in unincorporated areas, but it requires a Development Permit for projects that add footprint to a parcel, and it names barns and storage buildings as examples. Apply through the county's Citizen Self-Service Portal. Properties in a city's extraterritorial jurisdiction (ETJ) still permit through the county, and new construction there also needs an ETJ Verification form signed by that city. The county notes that review can take up to 30 days, so apply before you schedule delivery.
A few county rules worth knowing: structures can't be built in drainage easements, residential structures aren't allowed in the floodplain, and addresses are only assigned through permitting. If the building will connect to septic, the on-site sewage facility (OSSF) review runs through the same development permit. Collin County Development Services is at (972) 548-5585.
Inside Blue Ridge city limits: the accessory building permit fee is $115.38, and all permit fees double if construction starts before a permit is approved. Submit applications at City Hall (108 W James Street) or to permits@blueridgecity.com; inspections are handled by Bureau Veritas. Accessory buildings must be at least 40 feet behind the front line of the main building, 3 feet from the house and side lot line, and 10 feet from the rear line when there's no alley (10 feet from any line for two-story buildings). The house and accessory buildings together can cover no more than half the lot, or 25 percent in the agricultural district. On residential lots under 10,500 square feet, accessory buildings can't be used as dwellings or have plumbing beyond a washer or utility sink. The city also posts an ETJ map.
