County and city requirements for the Sherman area
Inside Sherman city limits: accessory buildings need a permit ($75 for a single-family residence) through the city's self-service portal. A portable shed of 100 sq ft or less doesn't require a permit under the city's code if it is under 8 ft tall, movable with no permanent foundation, at least 2 ft from side and rear lines, and has no plumbing or electric. Otherwise, keep buildings out of the front yard, 5 ft from rear and side lines and from the house, 15 ft from a side street, and out of easements. Buildings of 500 sq ft or more must sit within the lot's buildable area.
Outside city limits (unincorporated Grayson County): Grayson County does not require building permits for single-family residential structures and has no zoning outside the Lake Ray Roberts and North Texas Regional Airport districts. You may still need a $50 Development Certificate (online through MGO Connect) for a new 911 address, a new driveway culvert, or a floodplain determination, and land in a flood zone needs a floodplain development permit. Deed restrictions and HOA rules can still apply.
