Inside Denison city limits: every detached storage building or shed needs a building permit, regardless of size, with a site plan and the building's drawings or brochure. In residential districts, buildings stay behind the house, at least 3 ft from the rear line and 3 ft from side lines when 10 ft from the house (15 ft along a side street), and no taller than 26 ft. Metal buildings under 240 sq ft are allowed but can't be used as a garage or carport, and an accessory building needs a main structure on the lot.
Outside city limits (unincorporated Grayson County): Grayson County does not require building permits for single-family residential structures and has no zoning outside the Lake Ray Roberts and North Texas Regional Airport districts. You may still need a $50 Development Certificate (online through MGO Connect) for a new 911 address, a new driveway culvert, or a floodplain determination, and land in a flood zone needs a floodplain development permit. Deed restrictions and HOA rules can still apply.
