Questions
Buying a shed or barn near Gainesville
Answers about local rules summarize published city and county information and aren't legal advice.
Does Gainesville require a permit for a shed?
Yes. Gainesville requires a building permit and a scaled plot plan for every accessory structure, including portable sheds. We can provide the building details for your application.
Do you deliver to Lake Kiowa?
Yes. Lake Kiowa is a gated community, so we coordinate gate access and ask for the lake's own building approval before delivery day.
Which ZIP codes and communities around Gainesville do you deliver to?
We deliver to all Gainesville ZIP codes (76240 and 76241), and nearby communities including Lake Kiowa, Myra, Marysville, Moss Lake, and Lake Texoma. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
Can I rent-to-own a building?
Yes. Rent-to-own has no credit check, a low deposit, and terms of 36, 48, 60, or 72 months. Terms are confirmed in writing before you sign, so ask when you get your price.
How do I get a price?
Design your building online to see the price, or call 214-551-7817 with the building type, size, and your delivery address.
Can I see buildings in person before I buy?
Yes. You can see buildings at our Corinth sales lot and our Corsicana yard. Call 214-551-7817 before you visit to check what is there.

Shed permit rules around Gainesville
Published city and county rules for the Gainesville area, with links to each office.
Inside Gainesville, every shed needs a city permit with a plot plan. Outside city limits, Cooke County lists no shed permit except in the Lake Ray Roberts zoning area.
Not sure which rules apply to your address? Call us and we will point you to the right office.
Rules last checked September 2026. This is a summary of published city and county rules for general information, not legal advice. Rules change, and HOA rules or deed restrictions can add more. Confirm with the city or county before you buy.
County and city requirements for the Gainesville area
Inside Gainesville city limits: every accessory structure, including storage buildings and sheds, needs a city building permit, with a separate permit and a scaled plot plan for each building. In residential districts, sheds go in the rear yard, may cover no more than 30% of it, and stay 10 ft from other buildings. A building more than 5 ft from the house may sit 3 ft from side and rear lines, but must stay 60 ft from the front right-of-way and off recorded easements. Permits expire if work doesn't start within 180 days, and every permit needs a final inspection.
Outside city limits (unincorporated Cooke County): Cooke County's pages don't list a building permit for sheds, with one exception: in the Lake Ray Roberts zoning area, new structures over 800 sq ft need a Lake Area Development Permit, and accessory buildings there keep 25-ft setbacks. Land in a flood zone needs a county floodplain development permit with an elevation certificate. Culverts on county roads are sized and approved by the precinct Commissioner, and 911 addresses come from the Texoma Council of Governments. Cooke County Subdivision & Development: 940-668-5454.
Adding plumbing? Septic (OSSF) permits run through the county OSS Inspector (940-372-0487), starting at $410 for a conventional residential system.
