Questions
Buying a shed or barn near Flower Mound
Answers about local rules summarize published city and county information and aren't legal advice.
Does Flower Mound require a permit for a shed?
According to the town's Code of Ordinances (Sec. 98-1032), detached accessory buildings under 120 sq ft do not require a building permit, though they must still meet the setback, easement and height rules; buildings 120 sq ft or larger require a permit. The town's Residential Permit Guidelines say the same. Building Inspections can be reached at 972-874-6355.
Will a Flower Mound shed need to match my house?
Sec. 98-1032 says the roof color and materials of an accessory building must closely resemble the main house's roof, with a minimum 3:12 pitch. Buildings of 300 sq ft or less may use exterior-grade wood siding; larger ones must meet the same masonry content as the house. The town's packet also notes it does not enforce deed restrictions or HOA rules, which can be stricter.
How far is Flower Mound from your sales?
About 10 road miles from our Corinth sales lot, roughly 20 minutes by car. We include delivery details with your quote.
Which ZIP codes and communities around Flower Mound do you deliver to?
We deliver to all Flower Mound ZIP codes (75022 and 75028), and nearby communities including Lewisville, Highland Village, Double Oak, Bartonville, and Argyle. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
Can I customize my building?
Yes. Sizes, colors, doors, windows, and add-ons vary by model. Try options in our online designer, or tell us what you need and we will match you with the right model.
How do I get my Flower Mound property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.
Can I finish a building as an office or hobby room?
Many owners finish cabin shells and workshops as offices, studios, or hobby rooms. Adding electricity or plumbing can bring extra permits, so check with the city or county before you start.

Shed permit rules around Flower Mound
Published city and county rules for the Flower Mound area, with links to each office.
Flower Mound's code (Sec. 98-1032) says detached accessory buildings under 120 sq ft need no building permit but those 120 sq ft or larger do, and it sets 3-foot side/rear setbacks, a 14-foot height limit, a two-building limit, and roof and siding rules that tie the shed's look to the house.

County and city requirements for the Flower Mound area
Inside Flower Mound town limits: The town's Code of Ordinances (Sec. 98-1032) says no building permit is required for detached accessory buildings under 120 sq ft, while those 120 sq ft or larger require one; all must stay out of easements, sit no closer to the street than the house or front setback, and keep at least 3 feet from interior side and non-alley rear lot lines. Sec. 98-1032 also limits most residential lots to two accessory buildings with combined floor area of 750 sq ft or 25% of the house's floor area, whichever is less (1,500 sq ft in SF-E districts), caps height at 14 feet (20 feet in SF-E and Agricultural districts), requires a minimum 3:12 roof pitch with roof color and materials closely resembling the house, and allows wood siding only on buildings of 300 sq ft or less. The town's Accessory Building Information Packet adds a pre-drainage inspection for buildings over 150 sq ft. Building Inspections: 2121 Cross Timbers Rd., Flower Mound, TX 75028, 972-874-6355.
Outside city limits (unincorporated Denton County): Denton County requires a Development Permit for any improvement to a property, applied for before construction through the county's Civic Access portal with a site plan showing existing improvements and any septic system. Its pages don't list an exemption for small sheds, so check with Development Services at (940) 349-2990 before delivery. In a flood zone, a finished-floor elevation certificate is required after construction. New or changed driveway entrances need a culvert/driveway permit, and county roads have a 60-foot right-of-way (30 feet each way from the center).
Adding plumbing? Septic (OSSF) permits come from Denton County Public Health's Environmental Health Division at (940) 349-2920, starting at $310 for a new system.
