Inside Palestine city limits: the city publishes a Residential Accessory Building Permit procedure that asks for an application, a site plan with distances to property lines and other buildings, a written narrative, and a floor plan; metal structures need stamped drawings. Zoning Sec. 39.2.4 keeps sheds and other detached accessory buildings out of front yards and calls for them to be compatible with the house; setbacks depend on the zoning district (for example, 3 ft side and rear in Suburban Residential). Barns and agricultural buildings aren't subject to the square-footage limits. The fee schedule prices sheds by valuation. In the ETJ, the code calls for a city development permit before developing or dividing land.
