Questions
Buying a shed or barn near Josephine
Answers about local rules summarize published city and county information and aren't legal advice.
Does Josephine require a permit for a shed?
The city says a permit is required for sheds larger than 10x12. In Magnolia Pointe, Waverly Estates, and Riverfield, any improvement needs a permit under the development agreement.
How far is Josephine from your lot?
About 56 road miles from our Corinth sales lot. Routes usually run east on US-380, south on SH 78, then east on FM 6, and we include delivery details with your quote.
Which ZIP codes and communities around Josephine do you deliver to?
We deliver to all Josephine ZIP codes (75173 and 75164), and nearby communities including Nevada, Caddo Mills, Royse City, Copeville, and Lavon Lake. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
Can I rent-to-own a building?
Yes. Rent-to-own has no credit check, a low deposit, and terms of 36, 48, 60, or 72 months. Terms are confirmed in writing before you sign, so ask when you get your price.
Should I choose a lofted barn or a storage shed?
A lofted barn adds overhead loft storage for seasonal or bulky items. A storage shed keeps everything at floor level, which suits things you use every week. Compare both in the designer before you choose.
Can I see buildings in person before I buy?
Yes. You can see buildings at our Corinth sales lot and our Corsicana yard. Call 214-551-7817 before you visit to check what is there.

Shed permit rules around Josephine
Published city and county rules for the Josephine area, with links to each office.
Inside Josephine, accessory buildings larger than 10x12 need a permit, and some subdivisions require permits for any improvement. Outside city limits, Collin or Hunt County rules apply.
Not sure which rules apply to your address? Call us and we will point you to the right office.
Rules last checked September 2026. This is a summary of published city and county rules for general information, not legal advice. Rules change, and HOA rules or deed restrictions can add more. Confirm with the city or county before you buy.
County and city requirements for the Josephine area
Outside city limits, including the ETJ: Collin County has no zoning in unincorporated areas, but it requires a Development Permit for projects that add footprint to a parcel, and it names barns and storage buildings as examples. Apply through the county's Citizen Self-Service Portal. Properties in a city's extraterritorial jurisdiction (ETJ) still permit through the county, and new construction there also needs an ETJ Verification form signed by that city. The county notes that review can take up to 30 days, so apply before you schedule delivery.
A few county rules worth knowing: structures can't be built in drainage easements, residential structures aren't allowed in the floodplain, and addresses are only assigned through permitting. If the building will connect to septic, the on-site sewage facility (OSSF) review runs through the same development permit. Collin County Development Services is at (972) 548-5585.
On the Hunt County side: unincorporated Hunt County has no zoning more than 5,000 feet from Lake Tawakoni and doesn't require building inspections. If the property contains any floodplain, a Development Permit is required before a 911 address or septic permit is issued. New driveways need a culvert permit from the Commissioner's Office (the county doesn't issue them on private or FM roads), and septic systems are permitted through the Hunt County Health Department. Hunt County Development: 903-408-4204.
Inside Josephine city limits: accessory buildings larger than 10x12 need a permit, applied for through the city's MyGov portal. In Magnolia Pointe, Waverly Estates, and Riverfield, a development agreement requires a building permit for any improvement. Accessory buildings can be no taller than the house or 25 feet, go in the side or rear yard at least 3 feet from side and rear lot lines, alleys, and easements, and must be set apart from the house (the code text is unclear between 6 and 10 feet, so confirm). In the agricultural district, barns and equipment sheds may cover up to 10 percent of the tract. Construction hours are 7 a.m. to 7 p.m. The city is drafting a new development code, so rules may change.
