How do I get my Venus property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.

County and city requirements for the Venus area
Inside Venus city limits: a building permit is required to put up any structure, and the city's Permit Determination Form gets you a written answer from the Chief Building Official. Sheds stay out of the front yard, 3 ft from side and rear lines, 10 ft from other buildings, out of easements, and under 30% of the rear yard. They can't be taller than the house or 18 ft. Payment is by check, money order, or cash. A small part of Venus lies in Ellis County.
Outside city limits (unincorporated Johnson County): Johnson County requires a Development Permit before any new building goes up. An Accessory Development Permit for a shed, shop, or barn without plumbing is $120. The application asks for a 911 address, a recorded deed, and a sealed survey or filed plat, and land in a city's ETJ may first need a plat or plat-exemption letter from that city. Near a flood zone, the county may ask for an elevation certificate. Driveway culverts in county right-of-way need a free permit from your precinct office.
Adding plumbing? Septic (OSSF) permits start at $375 through Development Services.
