Questions
Buying a shed or barn near Celina
Answers about local rules summarize published city and county information and aren't legal advice.
Does Celina require a permit for a shed?
Celina's published rules exempt accessory structures of 120 sq ft (about 10x12) or less inside city limits from a building permit, though setbacks still apply. The city lists larger buildings, and any with electrical or plumbing, as needing a permit and inspection.
How far is Celina from your lot?
About 30 road miles from our Corinth sales lot. Routes usually run east on US-380 and north on Preston Road, and we include delivery details with your quote.
Which ZIP codes and communities around Celina do you deliver to?
We deliver to the Celina ZIP code, 75009, and nearby communities including Marilee, Rock Hill, Rhea Mills, Gunter, and Prosper. Not sure about your address? Enter your ZIP code in Find a lot at the top of the page.
What size shed should I get for a Celina property?
Start with what you will store. Tape out the footprint at full size, set your largest items inside, and leave room for the door path. Our online designer shows every size and style we offer.
How do I get my Celina property ready for delivery?
Walk the route from the street to the building site. Measure gates, look for overhead lines and low branches, and note soft or sloped ground. Send photos and measurements with your order so we can confirm access.
Can I finish a building as an office or hobby room?
Many owners finish cabin shells and workshops as offices, studios, or hobby rooms. Adding electricity or plumbing can bring extra permits, so check with the city or county before you start.

Shed permit rules around Celina
Published city and county rules for the Celina area, with links to each office.
Inside Celina, sheds of 120 sq ft or less need no building permit. Outside city limits, Collin or Denton County requires a development permit, depending on which side of the county line you are on.
Not sure which rules apply to your address? Call us and we will point you to the right office.
Rules last checked September 2026. This is a summary of published city and county rules for general information, not legal advice. Rules change, and HOA rules or deed restrictions can add more. Confirm with the city or county before you buy.
County and city requirements for the Celina area
Inside Celina city limits: accessory structures of 120 square feet (about 10x12) or less don't require a building permit under the city's rules, though height and setback rules still apply. Larger or attached structures, and any with electrical, plumbing, or mechanical work, need a permit and inspection. Sheds can't go in the front yard or between the house and the street, and can't sit in an easement. The typical setback is 3 feet from all property lines, 5 feet for buildings over 250 square feet, and 15 feet on a corner side yard. Colors should be muted, neutral, or earth tones. Barns, other agricultural buildings, and lots platted before 2018 are exempt from the architectural standards.
Outside city limits: Celina spans Collin and Denton counties, and the city applies its subdivision standards in its ETJ. In unincorporated Collin County, including the ETJ, a county Development Permit is required for new structures such as barns and storage buildings, with an ETJ Verification form signed by the city; there is no county zoning, and review can take up to 30 days. On septic properties, the city's permit packet says to confirm septic setbacks with Collin County (972-548-5585) or Denton County (940-349-2920).
On the Denton County side, outside city limits: Denton County requires a Development Permit for any improvement to a property, applied for before construction through the county's Civic Access portal with a site plan showing existing improvements and any septic system. Its pages don't list an exemption for small sheds, so check with Development Services at (940) 349-2990 before delivery. In a flood zone, a finished-floor elevation certificate is required after construction. New or changed driveway entrances need a culvert/driveway permit, and county roads have a 60-foot right-of-way (30 feet each way from the center).
Adding plumbing? Septic (OSSF) permits come from Denton County Public Health's Environmental Health Division at (940) 349-2920, starting at $310 for a new system.
