County and city requirements for the Pilot Point area
Outside city limits (unincorporated Denton County): Denton County requires a Development Permit for any improvement to a property, applied for before construction through the county's Civic Access portal with a site plan showing existing improvements and any septic system. Its pages don't list an exemption for small sheds, so check with Development Services at (940) 349-2990 before delivery. In a flood zone, a finished-floor elevation certificate is required after construction. New or changed driveway entrances need a culvert/driveway permit, and county roads have a 60-foot right-of-way (30 feet each way from the center).
Adding plumbing? Septic (OSSF) permits come from Denton County Public Health's Environmental Health Division at (940) 349-2920, starting at $310 for a new system.
Pilot Point's ETJ also reaches into Grayson and Cooke counties. If your land is on that side, check with that county instead.
Inside Pilot Point city limits: the city says all accessory buildings must be permitted, and those under 200 square feet are exempt from permit fees. Submit a site plan with drawings or the building's brochure, plus an HOA approval letter if you have an HOA. Any one accessory building can be no more than half the main building's floor area. In residential districts, all accessory structures together can cover no more than 25 percent of the rear yard, must sit toward the rear, and can't be taller than the house. Keep them 10 feet from other buildings and 5 feet from side and rear lot lines, and out of easements.
Siding must be brick, stone, stucco, wood, or fiber cement. Metal siding is allowed only with a factory paint finish, raised or standing seams, and corner trim. Galvanized siding is not allowed, and shipping containers aren't allowed in residential districts except on lots over 1.5 acres used mainly for agriculture.
