How to Start a Portable Building Lot in Texas
Thinking about selling sheds and barns from your property? What a portable building display lot needs in Texas, from space and visibility to delivery access.

A portable building lot is simple to picture: finished sheds, barns, and cabins lined up where people can walk through them, ask questions, and order the size they want. Getting one right takes more planning than it looks, though. This guide walks through what a display lot in Texas needs, so you can judge whether your property is a good fit before you reach out to a manufacturer.
All American Structures builds and sells storage sheds, lofted barns, cabins and porch models, tiny home shells, workshops, and compact utility buildings, and we’re looking for dealer and display lot partners across Texas. Everything below applies whether you partner with us or not.
Start with visibility
Most portable building sales start with someone driving past. A lot that sits on a busy highway or farm-to-market road, where buildings can be seen from the road, does a lot of the marketing for you. Look at your property the way a passing driver would:
- Can you see the display area from the road at highway speed?
- Is there a safe, obvious place to pull in and park?
- Will the buildings be lit or at least visible in the early evening?
Corner lots, frontage along a state highway, and spots near feed stores, hardware stores, or equipment dealers tend to get noticed by the same people who buy sheds and barns.
Plan the display space
A display lot needs room for several full-size buildings with space to walk between them, plus room for a truck and trailer to move buildings in and out. Before you commit, sketch the layout:

- How many buildings can sit side by side with comfortable aisles?
- Can a truck and trailer reach every spot and turn around?
- Is the ground level and firm enough after a hard rain?
- Is there room to rotate inventory as models sell?
A building that sinks into soft ground or can’t be pulled out after a storm costs time and money, so drainage and a firm surface matter as much as square footage.
Check local rules before you sign anything
Retail display, signage, and outdoor storage can all fall under city zoning or county rules, and every town is different. Inside city limits, ask the planning or development office whether outdoor display of portable buildings is allowed on your property and what sign rules apply. Outside city limits, ask the county. Our service area pages link to the official city and county offices for many Texas towns, which can be a good place to start your calls.
Think about the customer conversation
Buyers walk a lot with practical questions: Will this fit my mower? Can it be delivered through my gate? Do I need a permit? Can I finish this as an office? A good dealer listens, points people to the right size, and knows when to say “let’s check.” Retail or sales experience helps, but so does knowing your local area: which roads are tight, which neighborhoods have HOAs, and where the county lines run.
Many buyers today also design and price their building online before they visit. All American Structures customers can do that in our online designer, so a lot visit often turns into choosing colors and options rather than starting from scratch.
Delivery and site questions
Delivery is part of every sale. Customers will ask how a building gets to their property, so it helps to understand the basics: gate widths, overhead lines, low branches, slopes, and soft ground all affect delivery. You don’t need to be an expert, but knowing which questions to ask, and sending photos of tricky sites, keeps delivery day smooth.
Is your property a fit?
If you have visible frontage, room to display several buildings, truck access, and an interest in helping customers choose the right building, your property may be a strong candidate. Read about the two ways to partner with us, and if you already run a farm store or equipment lot, see how sheds and barns can fit alongside your current business.
